RULES AND REGULATIONS
I. Basic :
A. The CC&R and the By-laws
B.Owners are responsible for the conduct of their
guests and tenants.
II. Assessments:
Monthly assessments are payable the first of the month and become overdue the first of the succeeding month. Overdue payments are subject to a late charge of $10.00.
III. Decks :
Deck surfaces are to be maintained by the owner. Most
are finished with a clear wood preservative or log
oil.
IV. Wood Storage :
Firewood on decks must be on metal racks. ALL firewood must be 6" from walls or railings in order to allow spraying for pest control. Fire regulations do not allow wood to be stored beneath decks. The decks were not built to hold large amounts of wood. No more than 1/2 cord of wood (8'x4'x2') may be on the front deck unless additional supports have been added to support the load. No wood should be stored on the back deck. Any damage to structures caused by overloading will be the owner's responsibility.
V. Lot Cleaning:
The California Division of Forestry regulations require all property owners of improved property to remove all dead brush, leaves, pine needles, dead branches lower than six (6) feet from the ground and other flammable debris a minimum of thirty (30) feet from any part of the structure. This, along with 1/20 TH of the center common area (pool area) and main driveway entrance is an owner responsibility. The Association will provide pickup and hauling of the debris. Each year there are two scheduled weekends, usually in May, designated as "clean-up" weekends. The Association has roof cleaned prior to spring cleanup.
VI. Chimney Cleaning:
The Association has all flues inspected annually. The cost of any necessary cleaning will be billed to the unit owner.
VII. Freezing :
The Association requires use of winter protection against freeze damage to units. Water drainage systems or sufficient heat must be used. Any damage, either inside or outside the unit, resulting from improper winter protection, will be the responsibility of the owner.
VIII. Trash :
Garbage must be in leak proof containers. NO live coals or ashes are to be put into dumpsters. All trash should be placed to the rear of the dumpster first to ensure maximum use of space.
IX. Pool :
Swimming pool will be operational each year from the clean-up weekend in May through Labor Day weekend in September (weather permitting). Swimming pool rules are posted in the laundry room and should also be in each unit. No rocks, etc. are to be thrown into the pool whether it is open or closed for the season. No guests may use the pool or pool area unless they are accompanied by a unit owner or renter.
X. Car Washing:
Cars may not be washed except in the owner's designated parking area.
XI. Pets
Dogs are only allowed in the common area when under control of its owner with the use of a leash.
XII. Quiet Time
As a courtesy to all the owner/quests, it is requested that noise level be held to minimum after 10:00 p.m. until 8:00 am.
XIII. Bicycle Riding
Bicycle riding shall be restricted to the pavement areas; riding in the dirt area of the common area is not permitted.
XIV. Raccoons :
These wild animals are not to be fed, because they are dangerous pests and can be rabid.
